ROMULUS, MI-Mastronardi Produce is expanding its local warehousing, repackaging and distribution operation in this southeastern Michigan city at the junction of Interstates 275 and 94. The Canadian producer and wholesaler of hydroponic produce signed a lease for approximately 200,000 sf of a 424,000-sf building in the 108-acre Liberty Ecorse Industrial Development. In conjunction with the move, Mastronardi will vacate approximately 50,000 sf of space in Romulus.
Mastronardi is one of two tenants that will occupy the 424,000-sf speculative building developed by Malvern, PA-based Liberty Property Trust. Previously, Liberty announced that Medline Industries had signed a long-term lease for 225,000 sf of the building at 6505 Cogswell Road.
Signature Associates' Brad Viergever, who represented Mastronardi, tells GlobeSt.com that building layout and location as well as the ability to maintain a temperature of 45 to 55 degrees were important factors in the search. Liberty Ecorse is one mile from Interstate 275 and Ecorse Road, three miles to Detroit Airport, and two miles to Interstate 94 and Wayne Road.
Viergever says the local market for industrial space larger than 50,000 sf remains "active." "Warehouse distribution in southeast Michigan is one industrial sector that has some life to it. The real estate market in the area is pretty solid considering the economic conditions." While many companies have moved manufacturing operations out of the area, they still need local facilities for distribution and light assembly, Viergever says.
The 424,000-sf building is Liberty's third facility in the Liberty Ecorse Industrial Development. The fourth building, which is site-plan approved, will be 165,000 square feet. The company owns and manages more than 4 million sf of office and industrial space in Michigan.
