WALTHAM, MA-The owner of a seven-building office portfolio totaling 199,000 sf has received a $30.5-million loan to complete the acquisition of the Waltham portfolio. Marathon Asset Management supplied the financing.

King Street Properties, founded in 2002 by Thomas Ragno, received the financing to complete the acquisition of seven properties, located at various addresses at Hickory Drive, Bear Hill Road and Second Avenue. The acquisition was the fifth for Ragno and his first in Waltham. The properties are the 87% occupied by tenants that include Decision BioMarkers, National City Mortgage Co., Aegis Lending, Gaming VC Corp. and Infoscitex. The buyer plans to renovate 60 Hickory Dr., which has frontage along Route 128, and market it to office users, according to a statement about the transaction.

The three-year adjustable rate loan was arranged for the borrower by Holliday Fenoglio Fowler managing director Sarah Leggat.
