Eric Foster, with Trammell Crow Co.'s Boston office, tells GlobeSt.com that the company moved from 6,300 sf at its previous location at 321 Commonwealth Rd. in Wayland into the building earlier this month, just four weeks after signing a long-term lease with landlord, the Bulfinch Cos.

"They needed more space and they needed to be into it quickly," says Foster, noting that after early negotiations with Bulfinch, Tilted Mill officials felt comfortable with the landlord's ability to satisfy their needs.

The firm, which creates strategy and role playing games and simulations for computers, will use the space to develop and test its game-playing software, Foster says.

The two-story, 31,669-sf office building on 1.4 acres was acquired by Bulfinch in September for $3.7 million and is currently about 50% leased.

Terms of the Tilted Mill deal were not disclosed but Foster says asking rates for the property are $22 per sf, net plus electricity.

Foster and co-worker Joe Fallon handled the negotiations for the tenant while Patrick Carey, with Grubb & Ellis' Boston office, represented the landlord.
