PONTIAC, MI-A joint venture between Developers Diversified Realty, Coventry Real Estate Advisors and The Harbor Cos. has broken ground on Bloomfield Park, a $250 million mixed-use lifestyle center in this suburb north of Detroit. The first phase of the project, which will be completed in two phases, includes a 535,000-sf lifestyle center, 67,000 sf of office space, and 60 luxury condos. The second phase will include office space, additional retail and residential as well as other amenities.

Slated to open in 2008, the retail portion of the project will feature a variety of lifestyle tenants, a bookstore and a theater with stadium-style seating. Tenants announced at the groundbreaking include Aeropostale, Ann Taylor Loft, Banana Republic, Bath & Body Works, BCBG, BCBG Girls, Bebe, Chico's, Coldwater Creek, Coldwater Creek Spa, H&M, J. Jill, Lucky Brand Jeans, Sephora, Soma, Victoria's Secret and White House/Black Market. The project also includes a several sit-down restaurants, including Bar Louie, Blue Point, Bravo! and Hyde Park. Marc Hays, senior vice president of leasing for Developers Diversified, says that additional tenants will be announced soon.

Harbor began assembling the land, which provides access to the Southfield/Birmingham area, in 1992, though there was a protracted annexation (from Bloomfield Hills to Pontiac) and legal battle. Developers Diversified is overseeing leasing, development and property management of the joint-venture project. RKF Retail Property Advisors has been tapped to broker the retail space.
