David Campbell, with the Codman Co., who represented the sub-tenant, declined to disclose terms of the lease but he says the firm will be the sole occupant of the property, which is owned by National Development.

"With the tightening of space available for larger users along the Route 128 corridor, particularly in the Waltham area, BrassRing was interested in stabilizing its tenancy without having to worry about the potential of a future move," Campbell says. "Having the experience of being an occupant of the building for several years already, 343 Winter St. not only offered to BrassRing amenities and a setting that employees could continue to enjoy, but the location and its proximity to the highway would have been tough to match given the current state of the market."

Space in the Waltham market ranges from the mid-$20 to close to $40 per sf, market studies show.
