The tract potentially could be developed into a world-class resort, according Tim Ward, a principal of Ward Young Architects based in Truckee, CA with a satellite office in San Francisco. Ward Young created a master plan for the land which could become "one of the most outstanding destination resorts in the United States," he says.

Ward envisions a planned development having four main villages similar to "the famous hilltop towns tucked away in the Austrian, French and Italian Alps." The property could have a housing mix of private lodges and cabins, condominium clusters, private inns, lodges, hotels and retail space comparable to "the unique mountain village experience of long-standing European ski towns."

Taos/Bighorn currently consists of Old World-style hilltop villages, a new ski and snowboard area and a direct connection to the adjacent ski village of Taos Valley. Bruce Bartleson, a senior associate in the Sacramento office of Marcus & Millichap, represents the Pattison Trust Land.
