MOSCOW-Russian developer Stolny Grad will break ground late next year for a 5.17 million-sf Downtown mixed-use complex here that is being designed by New York City-based Swanke Hayden Connell Architects. The development will include 1.8 million sf of office and 820,000 sf of retail. A source with the architecture firm tells GlobeSt.com the total development cost will exceed $1 billion. Completion is slated for 2010.
Called Slava, the development will cover three city blocks along Leningradsky Prospect, a major artery linking Red Square to the city outskirts. The property is in an industrial sector of the city that is being converted to residential and commercial functions. The development site is adjacent to the Belorouskii train station, one of the city's major transportation hubs.
The office space will be housed in six office buildings all sitting on top of a common multi-level retail podium. The office buildings themselves will range in height from nine- to 22 stories. The retail podium will in turn sit atop a four-level, 4,000-slip underground parking facility.
SHCA design principal Roger Klein says the goal of the design of the tallest office building is that it become "a new symbol in the Moscow skyline." The building's 22-stories are organized in nodes of three, each with its own atrium overlooking a large enclosed public space. The top floor will house a restaurant.
The main access point to the development is on Leningradsky Prospect, where a four-story media screen wall will be framed by a six-story entrance. The retail podium will include large surface retail, boutiques, restaurants and cafes. The public centerpiece of the development is a "winter garden" with an interior clear height of 100 feet. The space will be anchored by a permanent skating rink and surrounded by restaurants and cafes. The third and fourth floor of podium will house a 70,000-sf event and conference center.
SCHA recently opened a Moscow office. In addition to Slava, the firm is designing a 70-story mixed-use tower in central Moscow near the Kremlin.
