Locally based Shaffer Builders Inc. is the owner and developer of the East Elm facility, which is now under construction and expected to reach completion in September 2007. Shaffer acquired the one-acre parcel this August from Preferred Real Estate Investments, also based here, for an undisclosed price.

Gene McHale, president, and Mike Flynn, a principal of locally based Beacon Commercial Real Estate, brokered the sale of the one-acre site to Shaffer and also represented Shaffer in this lease negotiation. Matt Feeney and Joe Sciolla of the local office of Cresa Partners represented the tenant.

McHale says "the efficiency of the new building's floor plan," was a factor in Viasys' decision, along with "signage and visibility opportunities. The location and proximity to the train station were additional benefits."

Shaffer is also developing Daniel's Way, a townhouse complex in Downingtown. Among its other developments are the 22-unit Industry Condominium here and Nob Hill, a townhouse complex in West Conshohocken.
