Designed by Fugleberg Koch Architects Inc., the San Marco Resort will comprise 472 units in two 15-story towers on 11 acres in the Lake Buena Vista area of Orlando. Amenities planned for the resort include a fitness center, business center, restaurants, spa, coffee shop, gift shop, newsstand and meeting space. The property will also include a mini-golf course and putting green as well as a pool and a lake.
Pablo Marulanda, manager of Lake Buena Vista Developers, says that a successful condo-hotel project should be designed as a hotel, not a condo building. He adds that it is also important for the property to have a well-known hotel flag with a strong reservation system and top-notch management. "We feel confident that our buyers will be very happy on the appreciation and performance of their investment," he says. The developer did not name the flag the resort would operate under, but did say such an announcement would be made soon.
Another recent project by Lake Buena Vista Developers is the acquisition and redevelopment of an office building at the intersection of State Road 535 and State Road 536 in Orlando. That building serves as the both the company's headquarters and the sales center for the San Marco Resort. The development team says it has completed the warm-up phase of its sales strategy and has recently begun contracting sales for the property. Information about the number of units sold so far was not available. Prices for the one-, two- and three-bedroom vacation homes and penthouses start in the upper $300s.
KUD International also is currently providing development services for another Florida project. The $443-million Bonnet Creek project is a 1,500-room hotel and resort development situated on 23 acres in Orange County.
