The aggregate value of the lease is undisclosed. A spokeswoman for Radnor-based Brandywine Realty Trust, the building owner, tells GlobeSt.com the asking rent rate for the property is "in the high $20s per sf," and the building was completed in 2002.

Brandywine broker Melissa Meyer represented the owner in the transaction. Tony Falcone of Philadelphia-based MS Fox Real Estate Group Inc. represented Fresenius. "The company was looking for a world-class office environment that also provides quick access to the Greater Philadelphia metropolitan area," says Phil Schenkel, vice president and managing director of Brandywine's Northern Pennsylvania region.

Among the other tenants in the building are Lowe's Home Centers and Wilmington Finance. Fresenius expects to take occupancy in April.
