In addition to the cost of the land, Olympia expects to invest a few hundred million dollars in infrastructure (water, sewer, power, roads, etc.). The first model residential units should be completed by the end of 2007. The builders include American West Homes, Astoria Homes, D.R. Horton and Standard Pacific Homes. The residential units will include both low-density and high-density product, including condominiums. The commercial component will be anchored by a regional commercial center.

Park Highlands is composed of two separate parcels--a western parcel of 601 acres and a 2,074-acre eastern parcel--that flank a goodly portion of Greenspun Corp.'s 1,905-acre Aliante planned community, which is slated to include only about half the number of housing units. A big portion of Aliante's commercial component is Aliante Station, a 40-acre casino-hotel by Greenspun and publicly held Station Casinos.

Park Highlands is Olympia Group's follow-up to Southern Highlands, a master planned community located south of the Strip at I-15 and Saint Rose Parkway. Unlike Southern Highlands and most master-planned communities in the region, Park Highlands will not have its own golf course. Instead, it will have a 300-acre wildlife preserve and more than 130 acres of interconnected trails and neighborhood parks and a 40-acre regional sports park. When sold out, Park highlands will be home to some 50,000 residents.
