Since then, it has invested $1.5 million in renovations and additional upgrades begin next week, according to Thomas Kramer of locally based Jackson Cross Partners. Amerimar handed leasing to Jackson Cross in August. Kramer tells GlobeSt.com that in addition to new leases from US Airways and the Kansas City, MO-based Burns & McDonnell engineering firm, "we're close to deals for another 25,000 sf."

Kramer and colleague Eric Gorman negotiated the transactions with Burns & McDonnell's 4,221-sf and US Airways' 1,704-sf leases. Kramer says the rent rate is $23.50 per sf. "We don't want to discourage any large-space users," he says, "but we're offering suites of from 1,200 sf to 75,000 sf and targeting primarily users that require between 3,000 sf and 15,000 sf."

The six-story buildings were completed between 1959 and 1974 and renovated between 1996 and 1998. Amerimar's second phase of renovation includes a refurbished common lobby, all-new exterior lighting and signage, according to Kramer. The complex is on 27 acres in East Tinicum Twp., adjacent to Philadelphia International Airport and within 10 minutes of Center City.
