KEY WEST, FL-Tampa-based Cortex Resort Living is developing Harbor House, a 32-unit townhome project located on Lazy Day Lane. The property is the site of the former Jabour's Trailer Park Court in Old Town.
The project will feature 2.5-story units ranging in size from 1,700 sf to 2,100 sf. The units will include three bedrooms, with master and junior master suites, and front and back porches. The project is expected to have a sell-out of $80 million, Cortex CEO Craig Hunt tells GlobeSt.com.
Sales of the units, which will range from $2 million to $3 million, will begin in the first quarter. Most of the trailers have been cleared from the site and construction is anticipated to start in third quarter. Construction is expected to be completed in the second quarter 2008, Hunt says.
The project is designed by locally based architect Peter Pike who specializes in renovating historic island homes. The buildings will be capped off with a turret design reminiscent of traditional widow's walks. Corner homes are designed with a Queen Ann element, featuring a fully enclosed room. Among assets of the project is its location. The units will feature sunset views of the Key West Harbor and are located two blocks from Duval Street, Key West's main street with shops, restaurants and bars. The project will also feature parking units, which are scarce in Downtown Key West.
Hunt says the project is a typical one for Cortex. "We specialize in high barrier-to-entry locations," he says. "The projects are hard to get done but there is little competition."
