ST. JAMES, NY-Gyrodyne Co. of America Inc. is asking the Town of Smithtown, in Suffolk County, to re-zone a 67-acre plot the company owns and hopes to turn into a luxury residential community. The age-restricted project will include 210 condominiums, 60 townhouses and 39 single-family homes.
Currently, 55.5 acres are zoned for light industrial use and 6.9 acres are relegated for residential. Gyrodyne is asking the entire plot to be rezoned for planned residential. The industrial buildings that are in operation on the property would be closed and razed.
"We are delighted to begin the process of presenting this development proposal to the Town of Smithtown and its residents, so many of whom were supportive of our previous plan," says Stephen Maroney, president of Gyrodyne, in a release. "Our objective has been, and continues to be, to identify and pursue the best use for this extraordinary piece of property. There is a definite market demand for this type of housing, and we're pleased that we've come up with a way to help meet that demand that benefits the surrounding community in several significant ways."
Platt Byard Dovell White Architects is the design company working on the project. Amenities would include A clubhouse, pedestrian paths and bicycle paths will also be included as part of the project.
The company had planned to create a luxury golf course community on the site but downgraded the project after a portion of a larger parcel of property was seized by eminent domain for Stony Brook University.
