BOSTON-A former industrial complex in Hyde Park that once housed a turbine and propeller plant will soon be turned into a multifamily complex under an $8 million to $10 million plan. The Hamilton Co. and Mother Brook LLC are developing 62 units in one of the property's 12 buildings.

Carl Valeri, president and chief operating officer with the Hamilton Co. tells GlobeSt.com that work on the 1 Westinghouse Plaza conversion is expected to begin this spring once permitting approvals have been received.

"Given the large floor plates, the good window lines, the high ceiling heights and the amenities that the site offers, the project lends itself to an artist live-work concept," says Valeri, adding that he expects the project, known as the Lofts at Westinghouse, to be completed by the spring of 2008. Full sell-out, at prices ranging from between $200,000 and $300,000, is expected within a year, he says.

Located at the former Sturtevant/Westinghouse industrial complex, the 23-acre site is comprised of 12 buildings, several of which once served as a manufacturing facility that produced turbines and propellers for Westinghouse and exhaust fans for the Big Dig. The complex closed in 1989 and was acquired by Mother Brook LLC in 2000.

The plans call for 95,000 sf of second and third floor space in one of the buildings to be converted into 62 units ranging in size from 1,000 sf to 1,200 sf. The property will also house a 9,000-sf studio work area and a common courtyard. Other buildings on the site are currently being used for office space, light construction and a charter school. The conversion was designed by Boston-based ICON architects.

The project is one of several the Hamilton Co. has been redeveloping into residential units. The firm also has residential projects in Quincy and the Back Bay.
