BOSTON-The Boston Redevelopment Authority has approved three new projects that will bring 53 residential units and nearly 300,000 sf of new and rehabbed office and retail space to three neighborhoods.

The largest project will be 179 Lincoln St. in the Leather District, where owners Millennium Partners-Boston will turn the five-story property into about 250,000 sf of office space with ground-floor retail and restaurants. Construction on the $18-million project will begin in the spring. Completion is expected by November.

In Allston, a former gas station, car repair center and rental car office at 226 Harvard Ave. will be demolished and replaced with a $5-million, three-story building containing 20,000 sf of office space and 10,000 sf of ground-level retail. A development team, led by Joseph Beyda of the MJR Group and Boston-based architects Cubellis Associates, will begin work on the project this spring. It is slated for completion by next year.

Abbott Real Estate Development and Stonewall Communities also will begin work on 53 condominiums at 23 Miner St. in the Fenway. The $20-million project, known as Stonewall at Audubon Circle, is among the first senior adult developments in the nation aimed at the gay and lesbian community. Work, set to begin in September, will wrap up in 2008.
