That is a hike from the range of between $29.50 and $30 per sf, Stephen Spaeder, BPG's executive vice president, quoted to GlobeSt.com in March prior to groundbreaking, and significantly up from average asking rates in this submarket at the end of fourth quarter 2006. A report from the Philadelphia office of Grubb & Ellis put the average for class A office space here at $27.14 per sf.
The building's all-in cost is unchanged from the $210 per sf, or aggregate of $42 million, Spaeder initially projected. The facility is scheduled for completion in the third quarter, and the spokeswoman says there is no preleasing to date. Wayne-based GVA Smith Mack is the exclusive leasing agent, and Jeff Mack, John Susanin and Doug Newbert head the team.
The property includes concierge service, surface and covered parking, wireless internet access, a deli and fitness center. Features include "energy efficient building systems," and a "seamless fit-out," according to Stephen Shanahan, vice president of Philadelphia-based BPG. The building is at the intersection of Routes 202, 422 and the Schuylkill Expressway (I-76), and near King of Prussia Mall.
