HATBORO, PA-Conshohocken-based Keystone Property Group has acquired Station Park, a 419,000-sf office/industrial building at 330 S. Warminster Rd. The building, which is about 50% occupied, is located on 39 acres, which includes an approximately seven-acre parcel the new owner may subdivide for expanded office/flex, residential or retail development.

This was a deed in lieu of foreclosure transaction serviced by Mid-Atlantic bank, Matt Sigel, Keystone's senior vice president of acquisitions, tells GlobeSt.com. Keystone paid $15 million, he says, which translates to about $35.80 per sf. Although the one- and two-story building is currently 75% leased, Sigel says, some of the leases are about to expire, which will bring the building to 50% occupied.

"We plan to expand the glass line of the office space and re-work site access and traffic flow in addition to redeveloping the interior, shifting warehouse to office space or vice versa, depending on demand," he says. Office rent rates will be $18 per sf, plus electric, while warehouse rates will be $5.50 per sf, triple net.

The facility was originally a manufacturing plant for Vicks VapoRub and constructed in phases between the 1950s and 1970s before conversion into its current flex capacity. The major tenant is a Hartstrings warehouse. There is also an Xtreme Sports center and a day care center in the building, which also contains a fully equipped cafeteria. "That is currently shut down, but will re-open it as we lease up," Sigel says.

Peter Stevens, executive vice president, and Jim Pasquarella, an associate in the Philadelphia office of CB Richard Ellis, represented the seller, identified as Station Park LLC, in the sales transaction. Right now, the investment opportunities in this area of Montgomery County "are the properties with value-added potential," Steven says. "Keystone is the right buyer to improve the quality and value of this property."
