US Bank gets keys to the extra fourth-floor space, totaling 1,900 sf, in 90 days, Tim O. Terrell, senior vice president and partner with Dallas-based Stream Realty Partners LP, tells GlobeSt.com. The association is taking over shell space in the four-year-old, 13-story International Plaza III at 14241 N. Dallas Pkwy.In reworking the nine-month-old lease, the tenant has locked itself in through November 2013 and pushed the 351,248-sf trophy's occupancy to 65%. "We were good with them," Terrell says about the talks.

International Plaza III is commanding $28 per sf to $30 per sf. "We've actually increased the quotes and completed rates in that building," says Terrell, who teams with Stream associate Sarah Payne to lease the three-building complex, bought in March 2006 by Fortis Property Group of New York City. "The market's improving considerably. And, we think it's the best asset on the tollway." He says Stream has rung up roughly 70,000 sf in deals for the 1.1-million-sf complex since winning the leasing pact shortly after the sale.
