Greg Hoffmeister, with T3 Advisors in Waltham, tells GlobeSt.com that the 250 First Ave. office space allowed the business to consolidate its operations and also offered room for a recently acquired operating company. The 73,000-sf building, located just off Route 128, has about 35,000 sf still available in four suites, he says.

"They were looking for a nicer image and this space was attractive because the perimeter office was built-out so they didn't have to do a major renovation. That was one of the selling points," Hoffmeister says.

Terms of the lease were not disclosed but Hoffmeister says similar class A space in Needham leases in the high $20s to low $30s per sf.

Hoffmeister and Mike Shreve, also with T3 Advisors, represented Cambridge Healthtech Institute. The building's landlord, the Bulfinch Cos., was self-represented by Mike Wilcox.
