Construction begins by month's end, with completion slated for late 2007 into early 2008. Located near the intersection of Gilbert and Germann roads, the project will consist of two 50,000-sf three-story buildings and a 50,000-sf single-story back-office design.

Adrian Evarkiou, senior vice president for developer Orsett Properties Ltd., says there are other phases on the drawing board, but the specific product has yet to be determined. "As of now, we're currently planning phases two and three for this, but the market will dictate what we come out with and the product type," he tells GlobeSt.com. The present plan calls for Reserve at San Tan to be a mix of office and back office. The acreage has the potential to support up to 500,000 sf.

Evarkiou says the time is ripe for a development like the Reserve because of the area's completed infrastructure and market dynamics. "The freeways are in place and so is the retail," he adds. "There's a lot of housing in the immediate area too so this type of project just makes sense."

Butler Design Group of Phoenix is the architect of record for Reserve at San Tan's first phase. Des Moines-based Weitz Group LLC's local team won the general contracting award. Mike Garlick and Mike McQuaid with Phoenix-based Lee & Associates Arizona will lease the Reserve and Orsett will manage it.
