CLINTON, MD-Walgreen's has inked a 14,455-sf lease in a 38,500-sf retail center here that is currently under development by McLean, VA-Next Realty Development. The lease brings the $9.2 million center to 100% occupancy, Richard Kabat, principal with Next Realty tells GlobeSt.com.The other tenants are Office Depot and Commerce Bank. Office Depot's and Walgreen's space will deliver this fall, Kabat says. Commerce Bank's 4,100-sf branch and drive-through facility delivered in December 2006.

The newly signed lease, he says, will be the first Walgreen's store in Prince George's County. "This particular store will be in line with Office Depot, instead of a free standing property," he adds.

The shopping center is situated on 7.5 acres. The original parcel of land was a 36-acre site; Next Realty sold 29 acres of it to Centex, which is currently developing a housing subdivision there. The $9.2 million development costs of the shopping center, which is located at the intersection of Branch Avenue/Route 5 and Woodyard Road, include the acquisition costs of the 7.5 acres, Kabat says.
