YORK, PA-Manchester, NH-based FCI USA Inc. has sold the former 178,564-sf Berg Electronics industrial site, located on 19 acres at 320 Busser Rd. in York County Industrial Park for nearly $2.3 million, or just shy of $13 per sf. Berg, an affiliate of FCI, is no longer operating at this site.
The main facility at the site was built in 1975 and there have been five subsequent expansions between 1981 and 1990, according to John Van Buskirk of the industrial properties group of Harrisburg-based NAI/CIR. He and Jack Shepley and Dan Alderman of that office represented the seller in the transaction. Keith Kahlbaugh of locally based Springwood Commercial Realty represented the buyer.
The buyer is a locally based company identified as Mundis Race Road LP. According to Van Buskirk, the new owner will occupy approximately two-thirds of the facility and rent the remainder.
The average asking lease rate for industrial properties of this size in York County is between $3.78 per sf and $3.89 per sf, according to the latest data from the Harrisburg office of CB Richard Ellis. The Central Pennsylvania industrial vacancy is 6.5% according to the same report.
