At build-out, the community will include more than 11,000 homes for an estimated 26,000 residents. The project will include roughly 300 acres of recreational land and more than 20 miles of trails for walking and biking.

"We're excited to see what 'new-urbanism' will bring with its villages, town centers, parks and trails," said Henderson Mayor James B. Gibson in an official statement announcing the development.

According to city officials, the design of Inspirada "is a collaboration between City of Henderson officials and a consortium of nationally-known builders and developers including KB Home, Focus Property Group, Toll Brothers, Woodside Homes, Kimball Hill Homes, Pardee Homes, Meritage Homes and Beazer Homes."

The project will include "new urbanist" designs, which incorporate "smart growth" planning, something new to the Las Vegas region. "Inspirada is designed as a collection of seven intimate villages, each featuring an interesting and eclectic mixture of homes in varied sizes, designs and architectural styles," says John A. Ritter, chairman and CEO of Focus Property Group and managing member of the Inspirada Consortium. Focus Property Group bought the site in a June 2004 federal auction for $557 million.

"Several neighborhood parks with a community center will be interspersed throughout the villages so that every resident is within walking distance," says Ritter. At the center of the community will be "a 300-acre town center featuring retail, restaurants, entertainment, office, civic and municipal uses," Ritter adds.

So far, homebuilder KB Home has announced 23 floor plans, including architectural styles ranging from Spanish to American Traditional, Tuscan, Italiante, Monterrey and Craftsman. The homes will range from 1,375 sf to 4,000 sf with pricing starting in the high $200s.
