Hines Breaks Ground for 1515 Wynkoop

DENVER-The 295,000-sf, eight-story office building by Hines will rise in the Lower Downtown neighborhood where several other developments are under way.

DENVER-Site work is under way for 1515 Wynkoop, 295,000-sf, eight-story office building by Hines that will rise in the Lower Downtown neighborhood at the southwest corner of 15th and Wynkoop. Occupancy is slated for October 2008.

Although prepared to develop the building on a speculative basis, Hines landed its first tenant last month. Van Gilder Insurance Corp. preleased 57,000 sf on the building’s second and third floors. The company will be relocating from 700 Broadway. Jamie Gard and Nathan Johnson of the Frederick Ross Group have the leasing assignment.

Designed by Hartman-Cox Architects, 1515 Wynkoop will be clad in brick and glass, the goal being to blend in with neighboring structures. In addition to the office space, the building will have 27,000 sf of street-level retail and below-grade parking for 425 vehicles. The project has been pre-certified LEED Silver by the US Green Building Council.
