Andrew Checkley, project manager, says the property is mostly horizontal, not multistory properties. The hotel, a Marriott Springhill Suites, is under construction and should be finished in late fall, he says.

The first retail building, 4,000 sf, is also under construction. "It's been leased to Intaglia, a local furniture store. The other 7,000-sf building is also under construction, and Jimmy John's has already signed a lease." Checkley says there are letters of intent and leases almost signed with three other tenants, including another restaurant and store. Houlihans has moved into one of the three restaurant pads, but the other two are available. "We're working with a couple of different folks on those," he tells GlobeSt.com.

The first two condo buildings, about 100 units, are also under construction. "We'll be going vertical in April," Checkley says. "The buildings are 75% sold, and we just opened sales on the third building." The units sell from the low $200,000s. A new MetroLink station just opened two blocks away.

The development is considered infill, replacing two former failed industrial buildings, including a Serta Mattress Factory. "This is part of the Brentwood redevelopment area, at the edge of the Hanley Industrial Park," says Checkley. The city arranged TIF and Transportation and Development District funds for the project, while MLP is building a new extension of Strassner Road to complete an east-west thoroughfare from Hanley Road and Brentwood Blvd. "This is completely timely with the nearby Highway 40 construction," Checkley says, which will "create quite a bit of traffic flow to this retail area."
