FLORENCE, NJ-Whitesell has started construction for a 721,000-sf build-to-suit distribution center building at 290 Daniels Way within its Haines Center business park here. The Delran-based Whitesell is billing the facility as the "tallest distribution center in the state." At its tallest point the building will reach 80 feet, taller than a six-story building, according to Richard Cureton, Whitesell's president, with product storage reaching a height of some 68 feet. The facility has been designed with varying bay sizes, utilizing a total of more than 52.7 million cubic feet of space.

"By utilizing the cube area, the site consists of 66 acres rather than the 100 acres a traditional warehouse/distribution center would require, so we are going 'up' rather than 'out'," Cureton says. "What better way to celebrate our 50th anniversary than to build a landmark in the county and impact modern distribution."

While a deal is said to be done with the building's user, those involved declined to identify that company. "We conducted an extensive search of the Mid-Atlantic states and looked at more than 70 sites," confirms David Knee, EVP of the brokerage firm Lee & Klatskin Associates, Teterboro, the user's rep. "Accessibility to major roads and the ability to recruit employees from a wide area are the key factors."

Whitesell is building the facility with green in mind. According to Cureton, solar panels "are under consideration," and efficient lighting will be used throughout. The plan also includes ESFR sprinklers and a system of in-rack sprinklers. The facility is being constructed to Factory Mutual Global Standards.

Whitesell's Haines Center encompasses some 900 acres here and in neighboring Burlington in South Jersey. Located near Exits 6 and 6A of the New Jersey Turnpike, it currently consists of four million sf of space, which represents about 40% of its potential build-out capacity of nine million sf.
