Medical and Retail Center Under Construction

CHICAGO-Construction is underway on the Roseland Medical Center, being developed by DL3Realty LP, at the northwest corner of 111th Street and Perry Avenue.

CHICAGO-Rosemont, IL-based McShane Construction Corp. has begun construction on the Roseland Medical Center, a 27,161-sf medical and retail facility at the northwest corner of 111th Street and Perry Avenue. The center is being developed by DL3Realty LP, based in Chicago. The cost of constructing the project is approximately $6 million, says John Daly, vice president of healthcare services. Urban Works Ltd. is the project architect.

Approximately 80% the center will be medical office with about 5,000-sf of retail space, Daly says. Fresenius Medical Care Dialysis, Chicago Family Health and Roseland Community Hospital have signed leases for the building. The center will provide dialysis treatments and will allow patients easier access than at Roseland Community Hospital, Daly says. Patients can receive dialysis at the hospital but “it does not have accessible parking and it is on an upper floor of the hospital,” he says. Terms of the leases were not disclosed. The project should be completed by the fall. The project is taking longer than planned because of typical environmental issues stemming from having a dry cleaners previously located on the site, he says.
