The company is scheduled to move into the Naperville location in June. Since they were previously a division of and sharing space with Sirva, it is not known exactly how much space they were occupying in Westmont, but they will be increasing their space by approximately 20%, says Marilyn Lissner, executive director with Cushman & Wakefield. The term of the lease is "a little more than 10 years," Lissner says. Lissner would not disclose the lease rate, but the average direct leasing rate for similar class A buildings in the area is $20.99 per sf.

TransGuard chose 15 Shuman Blvd., in part, because the Naperville location was more convenient for their employees, Lissner says. "They liked this building. They liked the layout [and] they liked the quality," she says. Additionally, the company liked the amenities of the building such as underground parking, a cafeteria and a 24-hour security desk in the lobby, she says.

With this lease, the 209,344-sf building is now fully occupied. Other tenants in the building include Berkley Underwriting Partners LLC and Areva NP Inc. Lissner, Susan Rosen and Steve Vander Klok, all with Cushman & Wakefield, represented TransGuard in the transaction. Jeff Mann, with CB Richard Ellis, represented landlord TA Realty.
