LITTLE SILVER, NJ-This week Kalian Cos. unveiled formal plans for Carriage Park at Little Silver, a 39-unit, age-restricted townhouse development on 15 acres owned by this Monmouth County town. The plan calls for 32 market-rate for-sale townhouses and seven affordable units that would count toward the town's state affordable housing obligation.

The units would be configured in four U-shaped buildings on the site, located at Oceanport and Eastview avenues here. The buildings would occupy about one-third of the site, according to architect Richard Arzberger, who unveiled the plans before the town's planning board. Approximately two-thirds of the site, a combination of woods and wetlands, would remain as open space.

The buildings themselves have been designed to adhere to town standards barring large, flat-sided building surfaces. To counter that, the design includes such architectural features as bay windows and dormers. On-site parking includes a 24-space lot for the affordable units and individual garages for the market-rate units.

Next up for the proposal for Kalian's application is a hearing slated for May 1.
