The American Tobacco Campus has seven buildings for lease with a total of 700,000 sf of office and retail. According to CBRE, the buildings were converted from warehouse to class A office and retail in 2004. The tenant roster includes McKinney + Silver, Intersouth Partners, Duke University, GlaxoSmithKline and TIAA-CREF.
The Diamond View buildings consist of Diamond View, with 90,000 sf of office, and Diamond View II, with 150,000 sf of office and retail. Diamond View II is under construction, with an expected delivery date in the first quarter of 2008. In addition, according to CBRE, 100,000 sf of office and retail is planned for Diamond View III.
CBRE's Ed Pulliam, senior vice president, and Heath Chapman, senior associate, will be leading the marketing drive. Chapman tells GlobeSt.com the American Tobacco Campus is approximately 90% lease, Diamond View is 100% leased and Diamond View II is 40% preleased. The asking rent at American Tobacco is $23.50 per sf; the asking rent at Diamond View is $26.95 per sf, he adds.
According to Chapman, technology firms, financial institutions, law firms, advertising firms and nonprofit organizations are among the potential tenants CBRE and Capital Broadcasting Co. are targeting. He also tells GlobeSt.com that there are no lease expirations in the near future.
"This is an exciting time to be a part of Downtown Durham," Pulliam says in a statement.The American Tobacco Historic District (ATHD) features restaurants, pubs, a YMCA fitness center, bike trails, retail and Durham Bulls Athletic Park.
Chapman adds, "ATHD offers a dynamic location for doing business to all industry sectors. As evidenced by the diverse tenant mix, ATHD is attractive to all companies looking to be a part of the most exciting development project in the region."
