QUINCY, MA-Two large industrial leases south of Boston have been signed, including one here in the city's northern section where Fallon Ambulance has secured 69,000 sf at 199 Commander Shea Blvd. That full-building commitment and a renewal for 87,000 sf at the Boston Business Park off Route 128 in Boston were negotiated by the south suburban team at Cushman & Wakefield of Massachusetts.
In the Quincy transaction, Fallon Ambulance will relocate to the property near the Neponset River Bridge that had served as home to Hudson News Corp. for nearly 30 years. The site provides Fallon with quick access to Boston and the South Shore, according to C&W, who declined to discuss terms beyond calling it a "long-term commitment." Marketing data reviewed by GlobeSt.com showed the space being advertised at $6.75 per sf prior to Fallon securing the building. Hudson News, which recently consolidated its New England operations in Worcester, is retaining ownership of 199 Commander Shea Blvd.
The C&W brokerage team of senior directors J.P. Plunkett and Catherine Minnerly and associate Jason Bryer handled both ends of the Quincy transaction. The team is also exclusive leasing agent for Boston Business Park in Boston's Readville neighborhood, and represented ownership in the 87,000-sf renewal by List Distribution & Logistics Services LLC. Klemmer Associates LLC of Winchester was broker for the List Distribution, which initially signed on to the property on a short-term basis in 2006. News of the extension was first reported by GlobeSt.com a week ago. C&W now acknowledging its completion.
After serving for decades as a distribution center for Stop & Shop Supermarkets, the 72-acre Boston Business Park was acquired by Commonfund Realty and the Campanelli Cos. and is being recast as a multi-tenanted complex catering to a range of uses. Industrial tenants can secure anywhere from 50,000 to 800,000 sf at the park, which is located at 100 Meadow Rd. a short distance from Route 128.
