"We're busy," leasing agent and Meredith & Grew SVP Matthew Daniels acknowledges to GlobeSt.com. "There is positive activity and good momentum." Daniels and M&G associate Christopher Lawrence represented the landlord in all three just-completed leases, as well as on the earlier Sofft Shoe agreement for 37,000 sf., a deal initially reported by GlobeSt.com.

A coup in the latest assemblage would be signing Regus/HQ Global, the temp workspace company that has committed to 19,000 sf. The pact occurred after the brokers approached HQ to suggest Brickstone Square as a place to expand the company's suburban presence from Route 128 to Interstate 495. "We thought it would be a logical location for them, and a good fit for the project," says Daniels, explaining that the recovering economy is yielding plenty of fledgling firms needing short-term space solutions. "Companies come to Brickstone Square to grow," says Daniels. "That has always been the case, and it still is."

Transwestern is willing to do leases as brief as two years, and for as little as 1,000 sf, but those opportunities are quickly being spoken for as the park fills up, says Daniels. HQ will ensure that Brickstone Square remains accessible to smaller firms, he says, possibly leading to a direct deal down the road. The property is also able to accommodate companies needing 100,000 sf of contiguous space.

Besides HQ, a Lawrence firm signed on for nearly 9,000 sf, in Building 300, with Debra Stevens of the Stevens Group representing that tenant, Arus Inc. The company will relocate from a few doors down in July, says Stevens, who tells GlobeSt.com that the decision was made primarily because the three-building complex can accommodate expansion anticipated by her client.

The decision was not easy, says Stevens, because Brickstone Square was up against two "highly professional" competitors in the Rreef Funds and New Boston Fund, each worthy of the deal, she says. The edge ultimately went to Brickstone Square, however, aided by the M&G brokerage team and the landlord. "They made it clear they really wanted us," says Stevens, whose client signed a five-year deal. "They were very responsive."

Meanwhile, Medical Healthcare Solutions renewed its lease in Building 100, although terms were not provided. Teamed with the Sofft Shoe pact, the recent leases make for a solid second quarter, Daniels agrees. After being around 50% when Transwestern acquired Brickstone Square, occupancy of the one-million-sf park is now in the 75% range. "We're getting there," says Daniels, adding the I-93/495 office market as a whole has some encouraging leasing velocity that bodes well going into the summer season.
