"We started construction based on the leasing success of Terminus 100 and also the amount of leasing demand we anticipate when Terminus 200 opens," a Cousins Properties spokesman tells GlobeSt.com. "Buckhead is a market that companies tend to stay in so it's easy to predict what the demand will be based on lease rollovers."

He adds leasing efforts for Terminus 200 have started, but no signed leases are yet in place. The first building constructed as part of the Terminus project was Terminus 100, a 27-story, 656,000-sf office building which opened April 1. Signed tenants at Terminus 100 include Bain & Co., Citigroup, CB Richard Ellis, Wachovia, Cumulus Media, Synovus, Atlantic Capital Bancshares, Wilmington Trust Corp., UBS and Premiere Global Services. The building is currently 83% leased with 90% of the space committed.

Construction began on April 20 of 10 Terminus, a 32-story, 142-unit condominium building. Future planned phases of Terminus include two 40-story condominium buildings. Preliminary marketing efforts for 10 Terminus have started with 22 units under contract. A start date for the future phases of Terminus has not yet been determined, the spokesman adds.
