Harlem Park, a 630,000-sf tower, will have 540,000 sf of office space, 90,000 sf of retail on the first two floors, and underground parking. Swanke Hayden Connell Architects is designing the building as a stack of intersecting cubes with a terracotta curtain.

JLL president Peter Riguardi, international director Frank Doyle, senior vice presidents Cubie Dawson and Lloyd Desatnick and associate Andrew Flint will oversee the massive assignment.

"While there continues to be significant residential and retail growth in Harlem, the key intersection of 125th Street and Park Avenue, across from the Metro North Station, is an ideal site for an office tower," says Riguardi.

"The developers have chosen a cutting edge, 'green' design for the first Class A office building to be constructed in the district in almost 40 years," says Doyle. "The office tower will be visible from Midtown and will be an iconic addition to the northern Manhattan skyline."
