Health Care Services Corp. has various leases expiring between March 2012 and March 2017. The lease for the additional 61,000 sf has a term of 4.5 years, says Jay Buckley, senior vice president and asset manager with Parkway Properties. Blue Cross Blue Shield has a need for additional space while they have a "vertical expansion" done at 300 E. Randolph St., Buckley says. The corporation will be taking an additional one full floor and parts of two other floors. The additional space is unimproved shell space and Health Care Services Corp. will receive a tenant improvement allowance to assist with the build out, Buckley says.
The 30-story building is currently 92% leased. The property was 86% leased when Parkway Properties Inc., based in Jackson, MS, purchased the building in July 2006 for $198 million, as reported by GlobeSt.com. Other major tenants include the law firm Sheffky & Froelich, Federal Home Loan Bank of Chicago, the communication firm Golin & Harris and ad agency Digitas, Buckley says. The asking lease rate for the building is between $15 per sf and $17 per sf net, Buckley says. Parkway Properties also owns Two Illinois Center, which also has one million sf. The two properties, combined, are 93% leased.
