BOLINGBROOK, IL-IDI, based in Atlanta, is building a 102,936-sf speculative distribution facility as part of its $130-million Bolingbrook Corporate Center, south of I-55 at the intersection of Route 53 and Crossroads Parkway. The estimated value of Bolingbrook Corporate Center Building 4, located at 175 E. Crossroads Pkwy., is approximately $9 million, says Tom George, senior vice president and regional development officer for IDI.

The building is designed with many "green" features, say IDI officials. The 8.4-acre site will have 2.3 acres that will be green space, including a rain garden, which will be located next to the parking lot, says Matt Kurucz, IDI development manager. The garden, which will have native plants with deep root systems such as wildflowers, is designed to reduce the amount of rainwater that goes into the storm water system, and also help remove contaminants of the water entering the storm system, he says. "Less water will actually leave our site, and the water that leaves it is cleaner," George says.

High-output fluorescent lighting equipped with daylight sensors will be used in the facility. Also, reducing energy costs associated with lighting will be 28 skylights plus large office windows and windows located high on the exterior walls of the warehouse portion of the building. The building will also have a white thermoplastic polyolefin (TPO) roof, to reflect heat, and will have more roof insulation than standard industrial buildings, Kurucz says.

Construction has started, with the structural steel and pre-cast walls finished. The building is expected to be completed in September. The building is expected to have several tenants from 16,000 sf to 40,000 sf, George says. The asking rate for the building will be $6 per sf, net.

The business park currently has 1.8 million sf and is expected to have approximately two million sf when complete, George says. All but 250,000 sf of the completed space is currently occupied with some of the buildings being owner-occupied and the rest of the space being leased, he says. Major tenants in the business park include Mohawk, Dal Tile, Southern Wine & Spirits and Illinois Tool Works.
