Audio Visual Services Group Inc. will move its regional office to Freeport Corporate Center 6 at 925 Freeport Pkwy., the newest delivery for Denver-based ProLogis, which picked up the development dirt in the buyout of Catellus Development Corp. from San Francisco. Gary Lindsey, senior vice president in Dallas for Grubb & Ellis Co., tells GlobeSt.com that the inbound tenant, which got a first right of refusal on additional space, is adding nearly 12,000 sf with its relocation from a 15-year operations hub near the junction of Interstate 35 and Northwest Highway. The move will coincide with its lease expiration.

Lindsey says the dealmakers for the ProLogis shell were "the efficiencies in a new building" and location within five miles of its existing office, a critical search requirement for employee retention. The finish-out will include 23,000 sf of office in a structure with 40 dock doors, 30-foot clear height and a 200-foot building depth. "It's a nice new business park environment. The depth of the building works well for them," Lindsey says.

ProLogis' in-house marketing representative Joe Rudd bargained its terms. ProLogis has the building tagged as a negotiable triple net rate, but comparable space in the Freeport submarket is fetching $3.95 per sf, triple net with a significantly smaller office component.
