The nonprofit vocational training school was represented by Stephen Chrastka, with locally based JCF Real Estate. Stuart Eng, with locally based Jupiter Realty Services, represented the building owner for the lease transaction. The term of the lease is 10 years, Chrastka says. He would not disclose the lease rate for the transaction or the asking lease rate for the building.
CET chose the three-story, mixed-use building on Western because it is close to public transportation and the expressways and the location meets their parking needs, Chrastka says. Additionally, the building on Western has wide open floor plates and is accessible for their clients, he says. The building is currently more than 70% occupied, he says. Other state agencies also lease space in the building, Chrastka says, but he would not give specific information on the tenants. The average lease rate for class B space in the West Loop area is $30.13 per sf, according to a second quarter Grubb & Ellis report, but this property is west of that area and likely leases at a lower rate.
