The cost for the building is approximately $8 million, says Mark Christensen, executive vice president for development with HSA. The facility has 30-foot clear ceiling heights, says Warren Seil, project director with Morgan/Harbour. The building was designed for tenants as small as 15,000 sf to as large as 100,000 sf, Christensen says. The area "is a very strong market for smaller users. It is not a big box market," Christensen says. "The big box market is migrating to the I-80 corridor and points further south and west." The park has about 33 acres of buildable area and HSA plans on constructing either another speculative building or a build to suit facility as large as 350,000 sf, he says.

There is currently about 40,000 sf of space leased in the building. Agile Trade Shows signed a five-year lease for 16,343 sf of warehouse space. The tenant was represented by Brent DeNoble with Colliers Bennett & Kahnweiler, a spokesperson for HSA says. National Salad Oil signed a five-year lease for 22,200 sf of warehouse space, the spokesperson says. Charles Canale, with Colliers Bennett & Kahnweiler represented National Salad Oil and represented HSA for both lease transactions. The asking lease rate is $5.50 per sf triple net, Christensen tells GlobeSt.com.
