KEANSBURG, NJ-Beachview Gardens, a 44-unit apartment complex, has been sold for $3.2 million, or just less than $73,000 per unit. Located at 544-560 Beachway Ave., the complex overlooks this city's Raritan Bay beachfront. Brokers from the Woodbridge, NJ-based Kislak Co. represented both the buyer and seller, identified only as local investor groups. The previous ownership had been listed as Beachview Gardens LLC.

"This community has been referred to in the press as, 'the town that could be hot,' indicating its up-and-coming neighborhood status and further reflecting the investment opportunity for the new owner," says Kislak VP Joni Sweetwood, who co-brokered the sale with fellow VP Charles Puth. "We have long-term relationships with both the buyer and the seller in this transaction."

Fully occupied at the time of closing, Beachview Gardens is made up of two garden-style buildings. In the transaction, attorney Jonathan Cohen represented the seller, and attorney Lawrence Eichler represented the buyer.
