CARSON, CA-The 44,000-sf Carson Commercial Center office and retail project has changed hands in the larger of two deals totaling more than 95,000 sf and involving the relocation of one company headquarters. Rosecrans Industrial LLC of Los Angeles acquired the three-building Carson property, which is off the 405 Freeway at 940 E. Dominguez St., from Irvine-based SVN Equities LLC for $6.5 million.

The Carson Commercial Center, situated near the Carson regional shopping center and a new 24-Hour Fitness Center, consists of three buildings with retail, office and medical office space. The park, which was at 95% occupancy at the time of sale, is 80% built out. President Burton Young of SVN Equities, which has owned the business park since 1999, says that the buyer gets a property where tenant interest "will only increase over time" because of the park's location, visibility, direct commuter access and proximity to major retail and service providers.

SVN Equities was represented by Frank Kosi of Sperry Van Ness in Irvine. The buyer was represented by Alan Deszcz from the Ontario office of Sperry Van Ness and David Stassel of the Orange office of Grubb and Ellis.

In the other South Bay deal, L.A. Slot Machine Co., one of the oldest and largest gaming machine companies in the world, has leased a recently upgraded 51,340-sf industrial facility at 3730 Redondo Beach Ave. in Redondo Beach. The $3-million lease represents an expansion and relocation of L.A. Slot's area headquarters and distribution facilities, according to the Klabin Co.

The gaming machine company's lease is with LBA Realty, which was represented by Luke Staubitz and Harvey Beesen, both partners in the Los Angeles office of the Klabin Co. According to the Klabin brokers, the property that L.A. Slot is leasing consolidates three company facilities in nearby El Segundo under one roof. The gaming machine company was represented by Maury Gentile of Grubb & Ellis.

The new L.A. Slot Machine headquarters is a concrete tilt-up structure featuring dock high loading, a large private yard, 5,000 sf of newly refurbished office space and on-site parking for more than 100 cars. Established in1980, L.A. Slot Machine specializes in exporting gaming devices to casinos throughout the world.
