The project is located in Buckhead, at the corner of Peachtree Road and Peachtree-Dunwoody Road just north of Phipps Plaza. It will include 425,000 sf of class A office space, with 17,000 sf of ground-floor retail space. Atop the office space will be 17 floors with 137 condominiums. The residences will range in size from 1,100 sf to 4,600 sf. There will be two penthouse levels with seven units with an average size of 3,500 sf. Prices are expected to start in the $400,000s.

Preliminary marketing efforts for the commercial space have just started with sales of the residential units expected to start in the fall. The project is expected to be ready for occupancy in mid-2009 with future plans calling for construction of an additional tower, which will be comprised completely of residential space, on the site at a later date, Kelly says.

The office and retail space is being developed by locally based Pope & Land Enterprises, Inc. and Indianapolis-based Duke Realty Corp. The residential space is being developed by locally based Novare Group and locally based Post Properties. Pope & Land owned the property for more than two decades prior to its sale to the development consortium in January 2006. Project architects are New York City-based Handel Architects LLP and locally based Smallwood, Reynolds, Stewart & Associates Inc.
