WOODRIDGE, IL-ProLogis, headquartered in Denver, is constructing a 349,000-sf speculative industrial building at the ProLogis Park Internationale Center here. The building will be located at 10350 Beaudin Blvd. in the 920-acre industrial park. "It is over a $17-million investment for our company," says Dave Riefe, ProLogis senior vice president and Chicago market officer.
The distribution facility will be divisible from 100,000 sf to 350,000 sf and will have 30-foot clear height and dedicated trailer parking. The building will also be visible from I-55. Construction is under way on the building, with the facility expected to be completed in November, Riefe says. The marketing agent for the building is Lee & Associates.
Once this building is completed, there will be more than seven million sf in the park with some of the 920 acres being dedicated as public space, Riefe says. "This park is located in the eastern end of I-55," he says. "It is very close to the City of Chicago, to I-294 and to the new I-355 extension that is going from I-55 to I-80." Current occupants of the park include Central American Logistics, Prairie Packaging, Bridgestone Firestone, Corporate Express, Follett, Graham Packaging, Vistar Corp., Danze, APL Logistics and Bunzl. About half of the buildings were build-to-suit facilities, Riefe says. The asking lease rate for space in the park is, on average, $3.95 per sf net, he says.
There are currently eight acres left in the park. ProLogis does not currently have plans for the last parcel. The industrial park was originally developed by Catellus Development Corp., which merged with ProLogis in 2005, Riefe says. ProLogis currently owns and manages approximately nine million sf of industrial space in the I-55 submarket with more than 3.6 million sf at the ProLogis Park Internationale Centre.
