Called the Boulders Office Park, the portfolio is a five-building, class A complex totaling 508,607 sf. It is 95% leased, anchored by Hospital Corporation of America, which has agreed to renew 120,000 sf of space for an 11-year term. Other tenants in the park include Sentry Insurance, Swedish Match, Cigna Healthcare and Nationwide Mutual Insurance.

The Washington, DC office of Holliday Fenoglio Fowler LP closed the sale of the Boulders Office Park about a week ago. Senior managing directors Dek Potts and Jim Meisel represented the seller. Charlie Polk, executive director in the Richmond office of GVA Advantis, also assisted with HFF's marketing efforts. The park is located close to the Powhite and Chippenham Pkwys interchange, some five miles southwest of Downtown Richmond. Brandywine and HFF were unable to return calls by press time.
