130 Fifth Ave. is a 120,000-sf, class A office building located at the corner of Fifth Avenue and 18th Street. Commonly known as one of the Flatiron District's premiere office properties, according to the Olnick Organization, 130 Fifth Ave. is also home to Earl Graves Ltd., publisher of Black Enterprise Magazine.

Cushman & Wakefield, who was not involved in the transaction, tells GlobeSt.com that "average asking rates at end of the second quarter for class A space in the Madison Avenue/Union Square area are $45.14." Among 130 Fifth Ave.'s many amenities is an elegant, marble-filled lobby with concierge service and 24-hours per day access, seven days a week. The building offers full-floor tenant spaces with an efficient, side-core design and state-of-the-art elevator service.

At 301 E. 57th St., public relations firm Ruder Finn Inc. renewed its 81,984-sf lease for floors two through four and expanded with a new lease on the third floor at 245 E. 58th St., for a total of 94,223 sf. The Olnick Organization represented the firm in the renewal negotiations; CB Richard Ellis represented Olnick in the 58th Street lease. Byrnam Wood LLC represented Ruder-Finn.

301 E. 57th St., located on Manhattan's East Side at the corner of 57th Street and Second Avenue, is the retail and office portion of the Excelsior multi-use complex. The complex has over 80,000 sf of office space, a full service athletic club, prestige retail tenants such as Pianeta Legno Inc. and Euro Concepts as well as a 24-hour full-service parking garage.
