BOLINGBROOK, IL-LG Electronics, based in Seoul, Korea, has signed a five-year lease for 164,355 sf in an industrial building at 800 S. Weber Rd. The mobile communications unit will occupy the northern half of the 328,709-sf building.

Building owner Itasca-based ML Realty Partners was represented in the lease transaction by Jason West and Sean Henrick, both with Cushman & Wakefield. Seth Kelly, Kirk Armour and Chris Tecu, all with CB Richard Ellis, represented LG.

This will be a new location in the Chicagoland area for the mobile communications unit, which will use the space for distribution, West says. The space includes 5,000 sf of office space and 25 loading docks. LG found the building attractive, in part, because the location is less than one mile from an interchange for Interstate 55. LG also liked the fact that the property had space for trailer parking and the truck court could be fenced in and secured, West says. ML Realty Partners recently completed the speculative building and LG will be the first tenant in the building, West says. The asking lease rate for the building is $3.60 per sf, net.
