BREINIGSVILLE, PA-Liberty Property Trust has completed construction of an 187,500-sf warehouse/distribution facility preleased to Uline Inc. Cost of the construction was not disclosed. The new construction at 8201 Industrial Blvd. is on a 15.6-acre parcel in the Liberty Business Center behind Uline's existing 363,000-sf building at 400 Boulder Dr., which Liberty built for Uline in 2004.
"We had partnered with Uline on the development of its building at 400 Boulder Dr." says Bob Kiel, senior vice president and regional director of Liberty. "Our ongoing relationship with the company, combined with the fact that we had land adjacent to the existing building, served everyone's needs well."
As previously reported by GlobeSt.com, Liberty signed the prelease deal with Uline and began construction of 8201 Industrial Blvd. in December 2006, back when the Liberty Business Center bore its previous name of the Boulder Business Center. Lease rates were not disclosed at the time, but Liberty's asking rents for space ranged from $4.50 to $6.50 per sf.
Uline Inc. is a distributor of shipping, industrial and packing materials. Its other Pennsylvania distribution center is near Allentown, PA, and has other facilities near Chicago, Minneapolis, Los Angeles, Atlanta, Dallas and Tijuana, Mexico.
