Bill Rogers, with Jones Lang LaSalle, and Goldie Wolfe-Miller, with Millbrook Corporate Real Estate Services, represented the law firm in the lease transaction. Andrea Saewitz and Lauren Alexander, both with J.F. McKinney & Associates, represented BentleyForbes in the transaction.
The term of the lease for Leydig Voit & Meyer is 15 years. The firm's current lease was until 2010, says David Cobb, president and CEO of Bentley Forbes. The law firm will now occupy space on five floors of the 64-story building at180 N. Stetson Ave. Leydig Voit & Mayer have been tenants in the building for between 20 and 25 years, Cobb says. The lease renewal included a tenant improvement allowance.
The occupancy rate of the towers is 91%, up from 81% when BentleyForbes acquired the buildings about 18 months ago, Cobb says. Major tenants in the building include People's Gas and McGraw-Hill. Baker & McKenzie is the largest tenant in the towers, leasing approximately 240,000 sf at One Prudential Plaza, 130 E. Randolph St. Baker & McKenzie's lease expires November 2012 and they have hired Jones Lang LaSalle and architectural firm Solomon Cordwell Buenz to consider the firm's options, as previously reported by GlobeSt.com. The lease rate for the buildings vary depending on the building, the floor and the size, but typical asking rates for the lower level is $15 per sf triple net and $22 per sf triple net for the upper level, Cobb tells GlobeSt.com.
BentleyForbes invested $2 million in capital improvements and two restaurants have been added, including the Tavern at the Park, which opened a month ago, he says. Other renovations completed to the property include upgrades to the lobby, bathrooms and parking garage. The buildings, which are near Millennium Park, also have 90,000 sf of retail.
