Located at 320 S.W. Oak St., the building was constructed in 1893 and 1894 and is on the National Register of Historic Places. It is fully leased by Ruth's Chris Steak House and Zimmer, Gunsul, Frasca Architects LLC. The seller was Boston-based Great Point Investors LLC.

Urban Renaissance Group is led by Pat Callahan, previously a regional executive with Equity Office Properties. Key to Urban Renaissance Group's investment will be replacing Zimmer, Gunsul, Frasca, which leases 46,000 sf in the building. In 2009, the firm is relocating its headquarters to a new tower it designed at Southwest 12th and Washington.

The building has floor plates ranging from 8,700 sf to 10,500 sf. Amenities include a sixth-floor atrium and a roof-top deck. Urban Renaissance will self-manage the asset through its Urban Renaissance Property division.
